Listings and status changes are processed as new public information is published and reconciled inside the platform. Update frequency can vary by source and by event type, but the system is designed so you do not need to manually check multiple websites.
Pending status means the property is still scheduled to be auctioned on the published auction date. Cancelled status means the property is no longer scheduled to be auctioned on the published auction date.
Some fields may be unavailable or delayed depending on when public records are published or updated. DistressedProps surfaces what is available from those records and continues to enrich and reconcile data as updates come in.
Alerts and workflow
Alerts on DistressedProps work on a follow model. You can follow any individual listing, and when something changes for that specific property, you are notified. You can choose to receive alerts by email or text message, depending on your preference.

Yes. DistressedProps is free during our private beta. There is no cost to create an account or use the platform at this time.
